Jabali Towers is the first residential tower in Tatu Central. 35,000 people live, work, play and learn here every day, across more than 110 businesses. Nairobi is thirty minutes down the road.
The Case for Jabali Towers
Kenya has no shortage of towers going up. It has very few going up inside a city that already finished the hard part.

70km of paved road, water around the clock, schools full, businesses trading. The infrastructure your investment depends on is already in the ground.

35,000
People live, work, play and learn here daily
Schools are full, the shops have queues at six, the roads carry traffic both ways. The city is not waiting to be populated. It is populated.
300
Security personnel on site, 24/7
A 300-strong team on site around the clock, with controlled access at every city entry point. It is the same reason the businesses came.
346%
Growth in Tatu City land values, 2015–20251
Serviced land at Tatu City rose 346% from 2015 to 2025. That is land, not apartments, over a decade that only happens once in a city's life.
5–15%
Projected gross rental yield2
The spread tracks unit type: compact formats at the higher end, larger apartments lower. Gross, before service charge, tax and management.
And Once You Own It
Built by people who finish. Rendeavour has been at this for sixteen years across five countries. Spectrum drew the towers, China Road and Bridge Corporation is putting them up, and the site is open if you want to see how far along it is. Most people who buy here have walked it first.
We can run it for you. If you're not in Kenya, we'll handle the letting: finding tenants and vetting them, the lease, collecting the rent, the accounts, and the plumber when something goes wrong. Plenty of owners use their own agent instead and that's completely fine.
It's yours, not a pool. The title goes in your name. Your flat is let on its own tenancy, and the rent from it is yours. Nothing gets shared out across a group of owners.

2. Projected rental yields and capital appreciation are estimates taken from the Jabali Towers Investor Model, 2025. Yields are gross, before service charge, tax, management fees and void periods. Projections are estimates and not guarantees. Actual returns may be lower, and may be negative. Past performance is not a reliable indicator of future performance. The Towers
Jabali Towers rises at Tatu Central, the district where the city does its living and its business. Two towers, of twenty-five and thirty-six floors, holding just over 350 residences. Spectrum designed them to look outward: the Nairobi skyline on one side, and on the other the Tatu Wildlife Sanctuary, the only natural urban wildlife reserve of its kind anywhere.
Inside, the specification is the same in every apartment, from the smallest one bedroom to the highest penthouse. Smart-home ready, built for the equator, and finished to a standard you can let or live in without apologising for either.

Residences
Four formats, one standard of finish. Whether this is the first property you've bought or the last one you'll need, the specification doesn't change. Only the view does.

The format most owners let first. Indicative yields on request. Big enough to live in properly, small enough to let quickly.
One-bedroom apartments start at USD 128,000. In most of the cities our buyers call from, that would not buy a garage.

Room for a young family or a professional flatshare, and the format owners tend to hold longest.

A proper family home in the sky. Space to spread out without giving up the city.

The top of the tower, and there are only a handful. Enquiries handled discreetly.

Location
Most cities put up buildings and hope the infrastructure follows. Tatu City laid 70 kilometres of road, secured the power and connected the water before the first plot was sold. Twenty-four kilometres from the CBD on Thika Road.
Journey time is approximately thirty minutes outside peak hours.
